How an appraisal is created

Assignment and documents

We clarify the purpose of the appraisal, the decisive date and the scope. We tell you exactly which documents we need from you.

Inspection and data

We conduct an on-site inspection, supplementing it with data from the cadastre, RUIAN, price databases and our own market analyses.

Valuation and calculations

We use the comparative, income and cost approaches, depending on the purpose and type of property. Calculations are performed in the CORE application.

Report and defence

We hand over the appraisal in the required form and stand behind it — including explaining it to the counterparty, the bank or the court.

What you often ask

Who can prepare an expert appraisal of a property

The appraisal is prepared by an expert or expert office registered under the Act on Experts. A-CONSULT PLUS has been listed in the register of expert institutes since 1992 and has operated as a certified expert office since 2021 — so the appraisal holds up with banks, courts and authorities.

How much does an expert appraisal cost

The price depends on the type of property, the purpose of the appraisal and the scope of documents. A flat or family house is simpler than a production facility or a set of properties. Send us the parameters of your assignment and we will send you a specific price and deadline.

How long does the process take

For standard residential properties it usually takes a few working days from the inspection and delivery of documents. For commercial properties and portfolios, the deadline depends on the scope, which we always confirm in advance.

What is the difference between an estimate and an expert appraisal

A property price estimate is used for orientation or internal decision-making. An expert appraisal is a formal document with statutory requirements, used where evidentiary weight is needed — in court, in inheritance proceedings or for a bank.
